Marketing creates awareness and drives traffic. Most builder marketing sells the one thing any competitor can match by Friday.
Marketing is responsible for the messages that get a buyer to consider you before they buy a home. The knowledge base organises it as the 3 M's — Message (what we say), Media (where we say it), Means (what we spend) — over eight traffic drivers, with referrals the most valuable and the model home the most expensive.
The craft companion adds the test that decides whether any of it works: the moat test. Audit each piece for what it is actually selling, then ask whether a competitor could paste that claim onto their own material unchanged. Incentives fail the test — anyone can match $25,000 by Friday, and advertising it trains buyers to wait for a discount. Years in business, referral rate, a named process, a warranty nobody else offers: those have moats.

If a competitor can paste your claim onto their site unchanged, you are advertising a commodity.
Concreteness is credibility
“312 homes, 41% for repeat clients” beats “quality craftsmanship” every time. Checkable reads as true.
Referrals lead
The cheapest traffic driver is a past buyer, which makes warranty a marketing budget line.

Your spend went to media, but the problem is message.
